Why syndications appeal to physicians

A syndication lets you own a share of a 100-plus-unit property without managing it. The sponsor finds the deal, raises the equity, runs the business plan and reports to you. What a preferred return actually is

Preferred equity in a stabilized deal pays a guaranteed annual return of 8% before the sponsor takes a share of profits. The rest of the waterfall, the split above the preference, is where the sponsor is paid for performance, and it is the part a physician investor should read twice.

Where the tax advantages come from

Depreciation on the building passes through to limited partners on a K-1, which is why a year with positive cash flow can still show a paper loss. That is a timing benefit, not a permanent one: recapture applies when the property sells.

What can never be overridden?

Any claim on a pack's publication-blocker list that is not marked overridable: guaranteed returns or results, can't-lose and get-rich-quick language, and a missing required disclaimer. Of the 70 encoded claims, five are review tier. Banned claims you add yourself in the Brand Hub merge in as non-overridable too; editing that list is the only way to clear one of those.

What stops false positives?

Each claim carries exception contexts, checked per occurrence within 72 characters of the match, so “the risk-free rate” passes while “this fund is risk-free” still fires. When a rule fires wrongly, the fix is a better exception in the pack, not an override, and the override log is what tells us where those are needed.

What happens on a block?

The draft stays editable. The Report Card shows Blocked with the rule and its message, the status menu refuses Ready and Published, and both publish actions return an error until the article re-validates clean. Nothing is rewritten for you: you edit the prose, save, and the suite runs again. The disclaimer, citations and sources stay locked while you do.
