What is a Perplexity visibility tracker?

A Perplexity visibility tracker asks Perplexity a fixed set of buyer questions on a schedule and records what came back: whether your brand was named, how early, whether one of your pages was cited, and which competitors sat beside you. There is no rankings page to check, so the tracker has to keep the answers themselves.

Named and cited move separately. Named is your brand in the answer text. Cited is one of your URLs in the source list beside it, and a firm can be one without the other. Verand stores both as their own fields, and two numbers roll the checks up.

What comes back from every check

  2. Position. The order of your first mention among the brands named.
  3. Cited, and by which URLs. Each source kept as a page and typed owned, competitor, editorial or user-generated.

The answer

How Perplexity builds an answer, and what that changes.

Every answer shows its sources. Perplexity retrieves pages first, writes from them, then prints the list. That makes the source list the actionable half of a result: a citation is a page you can go and earn, where a mention is an outcome you can only influence. How many sources an answer carries is contested, with published counts running from roughly three to eight, so this page gives a range.

Your Perplexity citations are not your ChatGPT citations. Two assistants asked the same question retrieve differently, so their source lists differ, and the gap is readable in your own account. The Engines column at the top of this page is where: rows used by Perplexity and both of Google’s AI answers, beside one used only by ChatGPT. That is why these are separate pages, and the ChatGPT visibility tracker is the sibling.

Two limits. Verand asks one Perplexity model, the same one every check, so the trend is comparable; it does not sample across the variants. And Perplexity is read through a direct request, not a browser session, so the country and city targeting Verand applies to Google’s AI answers does not reach it.

Every tracker in this category measures whether you were named. For a firm with a licence and a regulator, two further questions matter more, and none of the trackers we reviewed asks either.

Perplexity quotes third parties about you

An answer about your firm is assembled from pages Perplexity retrieved, and in a regulated field most are not yours: a bar association directory, a licensing board, BrokerCheck, SEC.gov, review sites, the trade press. Those are what it builds from when your pages are not in the set, and the sources list says which it used.

The page you publish to fix it is the second risk

A wrong answer about a consumer brand is a lost sale. Doctors Investing in Real Estate: A Physician's Guide to Passive Multifamily

Physicians are the most common first-time limited partners we talk to. High income, no time, and a tax bill that grows every year make a passive stake in an apartment community attractive. It is also where the worst marketing in this industry is aimed, so this guide starts with what the numbers can and cannot promise.

Why syndications appeal to physicians

A syndication lets you own a share of a 100-plus-unit property without managing it. The sponsor finds the deal, raises the equity, runs the business plan and reports to you. Since 2019 we have sponsored over $150M of Class B and C value-add multifamily across Georgia and Texas on exactly that model, and we underwrite 100 or more deals to close one.

What a preferred return actually is

Preferred equity in a stabilized deal pays a guaranteed annual return of 8% before the sponsor takes a share of profits. The rest of the waterfall, the split above the preference, is where the sponsor is paid for performance, and it is the part a physician investor should read twice.

Where the tax advantages come from

Depreciation on the building passes through to limited partners on a K-1, which is why a year with positive cash flow can still show a paper loss. That is a timing benefit, not a permanent one: recapture applies when the property sells.

Why doesn't my firm show up in Perplexity when we rank on Google?

They are different retrievals with different winners: Perplexity builds an answer from pages it pulled for that one question, and a page that ranks for a keyword is not automatically liftable. Rule out a robots.txt rule blocking either crawler first, then check whether the subject is answered entirely from directories and trade press.

How does Perplexity decide which sources to cite?

Perplexity does not publish its selection rules and Verand does not claim to know them. What is observable is the output: it prints the pages it used, so you read the actual set. Across a prompt set those sets repeat, and the repeats are your citation gap.
